Summary SCARBOROUGH BOROUGH COUNCIL ESTATES SURVEYOR Salary Range - £32,951 - £37,573 per annum Scarborough Borough Council has already established a reputation for leading the renaissance of Yorkshire and is reversing the trend of decline normally associated with seaside communities in the UK. Investments of over £0.5 billion are improving the quality of life for both residents and visitors within the Borough of Scarborough, delivered through both private and public sources. This level of investment reflects the confidence in the future of the area and the Council's ability to deliver its ambitions. This together with a further £4.5 billion investment in creating employment points to a very positive future for the area. The Estates and Strategic Land service has a prime responsibility for maximising capital and revenue income and minimising capital and revenue costs from the review, rationalisation, disposal and management of the Council's property holdings. Property is the council's second most valuable resource (after staff) and needs to be strategically planned and managed if corporate objectives are to be achieved. The Commercial Director has overseen the implementation of a new Commercial Strategy to address significant budget reductions in recent years due to reduced central government funding. The strategy outlines Scarborough Borough Councils strategic approach to commercialisation and income generation. Delivering this strategy and corporate modernisation requires new income streams to be derived to enable the Council to invest in front line services to ensure sustainability. One way the Estates Team is assisting in deriving new income is by way of a Commercial Property Investment Strategy. This strategy works alongside, and has reference to, the Councils Financial Strategy and Corporate Plan. The Strategy is intended to generate net financial returns for the Council through the acquisition of new investment properties and pursuance of redevelopment and regeneration opportunities. The Estates and Strategic Land Service were instrumental in the development of this strategy and the more recent acquisition of the Travelodge Hotel in Scarborough. Under the strategy the team are also starting to rationalise the existing estate by way of an asset challenge exercise. To help us deal with a growing workload, we are looking to appoint an experienced Commercial Estates Surveyor with a proven track record and the ability to drive forward the Council's ambitious agenda and assist in the provision of estate management services for the Council. The role will include the day to day management of a diverse commercial property portfolio undertaking a variety of work as well as assisting with the rationalisation of the existing portfolio and acquisition programme. You will be MRICS qualified ideally with experience of commercial estates management, landlord and tenant matters, sales and acquisitions, valuation, development and project delivery.
